VA Homebuyers Guide
Helping Those Who Served Find a Place to Call Home
If you're considering using a VA loan to purchase a home in the Dallas area, I would be honored to help guide you through the process.
Buying a home is a big step, and for those who have served our country, there are special home loan benefits designed to make that process easier.
As a Realtor serving the Dallas–Fort Worth area, it’s especially meaningful for me to help veterans and active-duty service members purchase homes. Military service is part of my own family story, and I deeply respect the sacrifices made by those who serve.
My family includes several service members:
My brother served in the U.S. Army
My maternal grandfather served in the U.S. Marine Corps
My paternal grandfather served in the U.S. Air Force
My father-in-law served in the U.S. Navy as a SeaBee
Because of their service, helping military families navigate the home-buying process is something that means a lot to me.

What Is a VA Loan? · · ·
A VA loan is a home loan program backed by the U.S. Department of Veterans Affairs designed to help eligible service members, veterans, and surviving spouses purchase a home.
VA loans are issued by private lenders but guaranteed by the VA, which allows for more flexible loan terms and lower upfront costs for qualified buyers.
This program was created to make homeownership more accessible for those who have served our country.
Who Qualifies for a VA Loan?
You may be eligible for a VA loan if you meet one of the following service requirements:
• Active-duty service members
• Veterans who meet minimum service requirements
• Members of the National Guard or Reserves
• Some surviving spouses of service members who died in the line of duty or due to a service-related disability
In most cases, buyers will obtain a Certificate of Eligibility (COE) through their lender to confirm qualification.
Benefits of a VA Loan
VA loans offer several advantages that make homeownership more accessible for military families.
No Down Payment Required
Many VA buyers can purchase a home with 0% down, which means you may not need to save for a large upfront payment.
No Private Mortgage Insurance (PMI)
Unlike many conventional loans, VA loans do not require monthly PMI, which can save buyers hundreds of dollars each month.
Competitive Interest Rates
VA loans often offer lower interest rates compared to many conventional loan programs.
Flexible Credit Guidelines
VA lenders may allow more flexibility with credit history compared to traditional loans.
Limited Closing Costs
The VA limits certain closing costs, helping reduce upfront expenses for buyers.
Buying a Home With a VA Loan
The process of buying a home with a VA loan is similar to other home purchases, but there are a few additional steps involved.
Typically the process includes:
Getting pre-approved with a VA-approved lender
Obtaining your Certificate of Eligibility (COE)
Searching for homes within your budget
Making an offer on a home
Completing the VA appraisal and inspection process
Closing on your new home
As your agent, I’ll guide you through every step and coordinate closely with your lender to make the process smooth.
